Where Roof Leaks Actually Start
The single most useful thing to understand about a roof leak: the stain on your ceiling is almost never under the hole.Water enters at a breach, runs along the underside of the decking or down a rafter, and drops through at the lowest point it finds. That can be ten feet from the entry.
This is why patching where the water appears usually fails. In order of how often we find them, here is where leaks genuinely begin:
- Flashing. Around chimneys, skylights, vents and in valleys. Flashing is the most common leak source on almost every roof, and it fails long before the shingles do.
- Pipe boots. The rubber collar around plumbing vents cracks in Alabama sun, typically at 10 to 15 years. Cheap to fix, and it causes a startling amount of interior damage when ignored.
- Wind-lifted shingles. A shingle can break its seal without going anywhere. It looks fine from the ground and lets water under on the next driving rain.
- Valleys. Where two roof planes meet, water volume concentrates. Debris builds up, then dams.
- Nail pops. Fasteners backing out through the shingle, each one a small hole.
Signs You Have a Problem Before It Leaks
- Granules collecting in gutters and at downspout outlets
- Shingles curling or cupping at the edges
- Dark streaks or soft spots visible from the ground
- Daylight through the roof boards in the attic
- A sagging line anywhere along the roof plane
That last one is different from the rest. A sag means a structural or decking problem rather than a surface one, and it should be looked at promptly.

When water has been getting in for a while, the plywood underneath is soft. We replace what is rotted rather than shingling over it, which is the difference between a repair that lasts and one that fails in a season.

Repair or Replace?
The honest version:
- Repair usually makes sense when the damage is localized to one slope, the roof is under about 15 years old, and the decking is dry.
- Replacement usually makes sense when damage spans multiple slopes, the roof is at or past its rated life, shingles cannot be matched, or there are already two layers up there.

What Fails First, and Where
The same roof fails differently depending on which side of Alabama it sits on.
Birmingham metro. Heat, humidity and spring hail. Granule loss runs fastest on south and west-facing slopes with poor attic ventilation, and the older tree canopy in Bluff Park and the established Shelby County neighborhoods drops debris into valleys, which dams water and rots decking from above. Steep lots on Shades Mountain and the Oak Mountain ridges also mean access and staging cost more than the square footage suggests.
Baldwin County and the Gulf Coast. Salt air corrodes fasteners and flashing long before sun degrades the shingles, so coastal repairs are usually metal-first: pipe boots, drip edge, valley flashing and nail heads. Humidity feeds algae that holds moisture against the surface. And every few years a named storm finds whatever was already weak.
Knowing which pattern you are dealing with is most of an accurate diagnosis, and it is the reason we inspect from the attic as well as the roof.
