Commercial Roofing Contractors — Birmingham Metro & Central Alabama
Prime Roofing & Restoration installs, repairs and maintains commercial roofing systems across the Birmingham metro and Central Alabama. Retail centers, office buildings, warehouses, churches, schools and multi-family properties. We hold an A+ rating with the Better Business Bureau, 4.9 stars from more than 260 Google reviews, and Alabama Home Builders Licensure Board license #30275.
A commercial roof problem is rarely just a roof problem. It is tenants calling, inventory at risk, and a liability question that gets worse every day it waits. That is the part we plan around.
Commercial Roof Repair
Most of our commercial work starts with a leak. On low-slope roofs, water enters at a seam, a penetration or a flashing detail and then travels laterally across the deck before it shows up on a ceiling tile — which is why the stain is almost never under the actual breach. We locate the entry point rather than patching where the water appears.
Common failure points we find on Alabama commercial roofs:
- Failed seams. Older membrane seams separate under thermal cycling. Alabama’s summer-to-winter swing works them hard.
- Penetrations. HVAC curbs, vents, drains and conduit are where most leaks begin, not the open field of the roof.
- Ponding water. Standing water more than 48 hours after rain means a drainage problem, and it will shorten the life of any membrane.
- Storm damage. Hail bruises membrane and dents metal panels. Wind lifts edges and flashing. Both are frequently insurable — see storm damage repair.
Commercial Metal Roof Repair
Metal commercial roofs fail differently. Fastener backout, seam separation, and coating failure at impact points that turns into corrosion. Repairs usually mean re-fastening, seam sealing and coating restoration rather than replacement — a metal roof is often recoverable long after an asphalt system would be finished. More on our metal roofing page.
Commercial Roofing Systems We Install
TPO
Thermoplastic polyolefin is the most common choice for low-slope commercial buildings in Alabama. The reflective white surface cuts cooling load through our summers, and heat-welded seams outperform adhesive on waterproofing. Typical service life is 20 to 30 years. See TPO roofing.
Modified Bitumen and Built-Up
Multi-ply asphalt systems that hold up well to foot traffic, which matters on roofs with regular HVAC servicing. A practical choice where maintenance crews are on the roof often. See flat roof systems.
Standing Seam Metal
Longest service life of any commercial system, frequently 40 years or more, with concealed fasteners that eliminate the most common leak point on exposed-fastener metal. Higher cost up front and lower cost across the life of the building.
Roof Coatings and Restoration
When a roof is aging but structurally sound, a silicone or acrylic coating can add 10 to 15 years for a fraction of replacement cost — and it is usually a maintenance expense rather than a capital one, which matters for how the work gets approved.
Properties We Serve
Retail and shopping centers, office buildings, industrial and warehouse, churches and schools, and multi-family and apartment properties. We coordinate work around business hours and tenant access, and we can phase larger projects across budget cycles.
Birmingham Metro
The retail and office stock along US-31, the Riverchase Galleria and Patton Creek corridors, the Riverchase office district, and the medical buildings around Shelby Baptist. Almost all of it is low-slope — TPO, modified bitumen or metal — which is exactly the work we do. We cover it from our Alabaster office at 5 Brown Cir, serving Birmingham, Hoover, Alabaster, Pelham and Vestavia Hills.
Baldwin County and the Gulf Coast
Highway 59 through Foley carries up to 50,000 vehicles a day in summer, and the commercial stretch around OWA Parks & Resort, Tanger Outlets and the Foley Sports Tourism Complex is nearly all flat roof. Baldwin County is the fastest-growing county in Alabama, so there is a steady stream of new commercial build alongside the replacement work. We cover it from our Orange Beach office at 25299 Canal Rd, serving Foley, Gulf Shores and Orange Beach.
Coastal buildings need a different specification — higher wind ratings, coated or stainless fasteners, and membrane rated for salt exposure. A roof built to inland spec fails early in Baldwin County, usually at the fasteners and flashing rather than the membrane itself. Storm damage on either coast runs through insurance claims assistance and storm damage repair.
If water is coming in right now, go to emergency roofing.

Why Property Managers Work With Prime Roofing & Restoration
- We work around your tenants. After-hours and weekend scheduling, staged work on occupied buildings, and access coordination with property management.
- Written scope with photographs. Documentation you can take to an owner, a board or a budget meeting, not a number scribbled on an estimate.
- We handle the insurance side. Storm damage on a commercial roof runs through an adjuster like any other claim. We document it and meet them on the roof — see insurance claims assistance.
- Repair before replacement, when repair is honest. Coatings and targeted repair often buy a decade. We will tell you when they will and when they will not.
- Manufacturer systems, installed to spec. [CONFIRM WITH BILL — the current page names GAF, Carlisle SynTec and Firestone. Carlisle and Firestone are genuine commercial membrane brands and worth naming here if accurate.] We follow National Roofing Contractors Association guidelines and local code.
- Local, and here after the job. Offices in Alabaster and Orange Beach, BBB accredited since 2019, Alabama license #30275. Warranty service means a phone call, not a claim form to an out-of-state company.

Frequently Asked Questions
You often cannot tell from the inside. On a low-slope roof, water enters at a seam, penetration or flashing detail and travels laterally across the deck before it reaches a ceiling, so the stain is rarely under the actual breach. A proper inspection traces it back to the entry point rather than patching where the water shows.
Frequently, yes. If the deck and insulation are dry and the membrane is intact across most of the roof, targeted repair or a silicone or acrylic coating can add 10 to 15 years for a fraction of replacement cost. Replacement makes sense when the insulation is saturated, when seams are failing across the whole roof, or when the system is simply at the end of its life.
TPO and modified bitumen typically run 20 to 30 years. Standing seam metal often exceeds 40. Alabama’s heat, humidity and thermal cycling push most systems toward the lower end of their range, and ponding water shortens any of them.
It does not have to. We schedule around business hours, phase work so sections stay accessible, and coordinate access with property management. For occupied retail and office buildings, most of the disruptive work can happen outside operating hours.
Usually, when the damage is from a covered event like hail or wind. Commercial policies vary more than residential ones, particularly on cosmetic damage to metal panels. We document the damage properly and meet your adjuster on the roof, which is the single biggest factor in whether a claim covers the actual scope.
Ponding is standing water that remains more than 48 hours after rain. It signals a drainage or slope problem, adds significant weight, accelerates membrane breakdown, and voids many manufacturer warranties. It is worth addressing on its own, separate from any leak.
Yes. Multi-family work has its own requirements — resident notification, staged access, parking and debris management — and we plan around those rather than treating it like a single-building job.
It depends on the system, the access, and how far the water traveled before you found it. A single failed penetration is a small job; saturated insulation across several squares is not. We inspect free and give you a written scope with photographs before any work starts.
What Our Customers Say
✦ What customers say
Customers most often say Prime Roofing & Restoration makes the insurance side easy: a drone inspection shows the storm or hail damage, then the team files the claim and meets the adjuster, with Bill Spencer, Trey Knox, Eric and John Phillips named again and again. Many reviewers describe a full roof replacement finished in a single day, with project managers Solomon and David on site and a crew that covers shrubs and leaves no nails or debris behind. Facebook reviewers say the same, and many credit Bill by name for handling the claim. Homeowners around Alabaster and the Birmingham area also mention clear communication, storm repairs done on the first visit, and fair pricing.
